Pet and animal-related policies
To help ensure EVERY resident understands our pet- and animal-related policies, everyone must complete a third-party screening and review process prior to final approval.
Even if you don’t have a pet, this process ensures we have formalized pet- and animal-related policy acknowledgments and more accurate records to create greater mutual accountability.

You can view our properties on demand through our Rently system. Go to the property and follow the directions on the sign or call our leasing center directly for details.

All applications are submitted online, via our website. As a company, we do business in accordance with the Federal Fair Housing Law and welcome Persons of all Race, Color, Religion, Sex, Handicap, Familial Status, or National Origin.

Each applicant over the age of 18 must apply, pay the non-refundable application fee and provide: Government issued photo ID, 2 most recent and current pay stubs from each working applicant (last 2 years tax returns if self-employed), documentation if collecting disability, social security benefits or child support, landlord contact information for last 3 years, physical inspection of the property (we do not rent sight unseen).

Approval criteria is based on four areas: Income of 3x the monthly rent, employment history showing 1+ years at current company, a positive review from past landlord and a credit score of 675 or above.

Pets/Animals are allowed on selected homes with a deposit and pet admin charge of $35/mo per animal. To help ensure ALL of our residents understand our pet and animal-related policies we require everyone to complete a third-party screening and review process prior to final approval. We will process all completed applications for consideration as to what we (in our sole discretion) deem the best applicant, which may not necessarily be the first application received. In such cases, more than one applicant may be approvable, however only one will eventually be approved. Because we represent the best interest of the rental property, we will accept the best application, which may not be the first application received. We follow up with all approved and back-up applicants until a lease is signed and funded. Incomplete applications cannot be processed and will be deleted.

Once the application is complete, the process takes approximately 5-7 business days. Incomplete applications will not be processed.

Negative references, insufficient or non-verifiable income or lack of proper credit lines may prevent an application from being approved. All applicants must be approved, denial of one applicant will result in denial of all applicants. Giving false or incomplete information will result in an automatic denial.

Application fees are non-refundable. In order to evaluate the various applications it is necessary for RentSimpli to expend time and cost in credit reports, criminal reports and other administrative cost. Hence, our policy that the application fee is Non-refundable. If your application is approvable, but not the approved one for the property for which you are applying, you may consider applying for other available properties that we may have, without payment of an additional application fee up to 30 days from original application submission.

Renter’s Insurance is required on all of our properties. Proof of your renter’s insurance is required before receiving keys.

Once you’re approved for a property, a $500 non-refundable deposit is required to hold the home. Prior to move-in, all funds are due for your security deposit(s), first months’ rent and a lease processing fee of $150. The deposit to hold the home will be deducted from your total move-in amount. Keys are provided once the lease is signed and move-in funds received.

All Residents have 7 days from move-in to note the condition of the property and submit their move-in checklist.

Rent is due on the 1st of each month, late on the 2nd and delinquent on the 3rd which will result in late fees.

ACH Auto-Pay is the only form accepted. This is easily setup in your Online Portal.

All repair requests are submitted through the Online Portal.

If the Landlord is going to renew the lease for the next year, you will receive lease renewal notification 45-60 days before it expires. There is a $150 lease signing fee that is waived if Tenant is currently paying for the Residents Benefits Package & signs the lease at least 30 days before the lease ends. If Tenant signs the lease within 30 days of the end of the lease or if the lease expires a lease signing fee of $150 will be charged.

Yes. You will need to pay $350 upon lease signing to cover the filters $100, Tenant move-in meeting $150, and portal activation charge $100. Upon Renewal each year you will have a $250 charge.

(1) full calendar’s month notice to vacate is required + a break lease fee equal to one full month’s rent payment. Example: if your monthly rent is $1,995.00, you would tender RentSimpli a 30 day notice and pay a break lease fee of $1,995.00, which is to be paid in addition to the Residents normal monthly rent and utilities. All other terms and conditions of your lease still apply.
