Rental Application Requirements

Applying for a rental home with RentSimpli is easy. Each adult aged 18+, who intends to reside at the property, must apply and pay a non-refundable $55 application fee. All applications are submitted online and require the following documents to be deemed complete:

  • Government Issued Photo ID.
  • 2 most recent & current pay stubs from each working applicant (last 2 years tax returns if self- employed).
  • Documentation if collecting disability, social security benefits or child support.

Additionally, landlord contact information for the last 3 years is required as well as physical inspection of the property (we do not rent sight unseen).

All applications must be completed in full prior to processing. Unfortunately, incomplete applications cannot be processed and will be deleted.

Income and Credit Requirements:

  • Legal and verifiable consistent net income of approximately 3 times the monthly rent.
  • 3 years of favorable rental references or home ownership.
  • Minimum 1 year on the job or same trade.
  • Credit score above 620.

Common Reasons to be Declined:

Negative references, insufficient or non-verifiable income or lack of proper credit lines may prevent an application from being approved. All applicants must be approved, denial of one applicant will result in denial of all applicants. Giving false or incomplete information will result in an automatic denial.

Pets:

Pets/Animals are allowed on selected homes with a deposit and a pet administrative charge of $35 per animal/per mo. To help ensure ALL of our tenants understand our pet and animal-related policies we require everyone to complete a third-party screening and review process prior to final approval. This process ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability.

Renter’s Insurance:

Renter’s insurance is required on all of our properties. Proof of your renter’s insurance is required before receiving keys.

Once accepted a $500.00 non-refundable deposit is needed to hold the property until move-in. This deposit will be applied to your security deposit.

The security deposit and the first month’s rent must be paid via ACH auto-pay to RentSimpli at lease signing. All rents are due on the 1st of each month and paid via ACH auto-pay.

Resident Benefits Package:

Included with ALL lease agreements under RentSimpli Inc. is the Resident Benefits Package. For $19 per month this includes:

  • Tenant Move-In Meeting ($150 value)
  • Utility Concierge Set-Up Service ($150 value)
  • Filters delivery every 6 months to fit your specific AC unit ($60 value)
  • Portal Activation Fee ($100 value)
  • Auto-ACH payment setup to stay up to date on rent with zero convenience fees
  • 24/7 online maintenance reporting, makes reporting those pesky maintenance issues easy & timely
  • Access to your account & documents through our easy to use online Portal
  • Vetted vendor network to ensure all technicians sent to your home are reputable, licensed, & insured for all repairs
  • Lease Renewal Fee ($150 value)
  • Free credit reporting for all rental payments made during the lease to Rent Bureau, great way to build your credit while renting!

For Tenants who opt out of the Resident Benefits Package, $310 will be due upon initial lease signing to cover the filters $100, tenant move-in meeting $150, and portal activation fee $100. Upon Renewal each year you will have a $210 fee.  You will not get any of the one-time payment forgiveness if on this plan. It is a much better deal in the long run and provides lots of benefits to staying on the Resident’s Benefit Package.

Application Process:

We will process all completed applications for consideration as to what we (in our sole discretion) deem the best applicant, which may not necessarily be the first application received. In such cases, more than one applicant may be approvable, however only one will eventually be approved. Because we represent the best interest of the rental property, we will accept the best application, which may not be the first application received. We follow up with all approved and back-up applicants until a lease is signed and funded. Incomplete applications cannot be processed and will be deleted.

Non-Refundable Application Fee:

In order to evaluate the various applications it is necessary for RentSimpli to expend time and cost in credit reports, criminal reports and other administrative cost. Hence, our policy that the application fee is Non-refundable. If your application is approvable, but not the approved one for the property for which you are applying, you may consider applying for other available properties that we may have, without payment of an additional application fee up to 30 days from original application submission.
