Call or email us for a Free Rental Analysis. We will prepare an up-to-the-minute rental range for you. We will also meet with you to evaluate your property and make recommendations to prepare your property to obtain the optimal monthly rental amount. Additionally, we will coordinate the completion of any maintenance or repair items you have approved using our extensive network of qualified vendors to ensure all work is finished.
We market your home to maximize exposure to prospective applicants and decrease vacancy periods. Each home receives an online video showcasing photos and the most desirable features for promotion across 30+ major rental sites, including premium paid ad placement on Zillow. Simultaneously, our dedicated lease team is available to answer questions and arrange home tours to prospective applicants 7 days a week.
We have a comprehensive screening process consisting of: background check, credit bureau check, verify income, past rental history and current employment, and other inquiries as necessary. Upon reviewing the rental application and all supporting information, we consult with the property owner regarding the applicant’s qualifications and offer our professional opinion, although, the property owner will make the final decision.

RentSimpli Property Management uses C.A.R. (California Association of Realtors) contracts and disclosure forms to ensure that only the most up-to-date forms are used. We constantly review new laws and disclosures forms to keep both of us fully updated and compliant with the law.
RentSimpli leases are typically 12 months and can be extended if all parties wish to do so.
We complete an initial inspection at the time the property is placed under our managment or when there is a change of Tenant. The purpose of the inspection is to verify the condition and note any remaining repairs that may need to be addressed. A “Move-In” photo album is completed to document the condition of the property prior to the new tenant’s occupancy. The same process will be repeated upon the tenants “Move-out”. The results will determine the amount of the tenant’s security deposit if any that will be retained for cleaning or damage done during the tenant’s occupancy. During the lease period we offer periodic inspections upon request to check the condition of the property and will report any concerns to the owner.
All RentSimpli tenants are required to pay their rent via ACH auto-pay. This is done through their Tenant Portal each month. Rent is due from the tenant on the 1st of the month, late on the 2nd and delinquent on the 3rd. If rent is not received by the end of business on the Fourth day, a late fee is imposed and a 3-day notice to pay rent or quit is prepared. In the rare event that the rent fails to be paid, we will coordinate the start of an unlawful detainer action. This is to begin the legal eviction process.
Owner distributions are typcially made on the 10th of each month via direct deposit. Additionally, a monthly computerized Owner statement of expenses and income for each property is posted to your online Owner portal for ease. Each Owner has access to their online portal 24/7 to check the status of their account.
We serve a 3-day notice to pay or quit. In the rare event that the rent fails to be paid, we will coordinate the start of an unlawful detainer action. This is to begin the legal eviction process.
We manage all repairs on behalf of our owners, without markup. We minimize the cost of repairs and maintenance using our extensive network of contractors, vendors, and handymen. For repairs that exceed $500.00, we attempt to contact you for approval before having the work done. We coordinate property reconditioning, including painting, window coverings, new carpet and carpet cleaning. We arrange for any necessary services such as utilities, gardening, and pool service.

We provide monthly accounting statements, annual year-end statements and 1099s for all of our Owners. These are uploaded to each online personal secure Owner Portal. Three is a $35.00 tax preparation fee charged each December.
In the event a pet we approved causes damage to a home, we will pay for any pet damage that exceeds the security deposit, up to $1,000.00 via waived future management fees.
RentSimpli will guarantee the tenancy for 12 months. If a tenant that RentSimpli placed moves out early, RentSimpli will re-lease the home with no leasing fee.
We stand by our word. If for any reason you are not happy with our service, neigher are we. We will refund you up to 6-months of paid monthly management fees if you are not happy in the first year of service. We are committed to 100% client satisfaction.
